Today’s Shift in Urban Structure

There are about 8.5 million homes in Australia; three quarters of them are detached houses. When it comes to attached dwellings, 14% are apartments & 10% are townhouses, villas & duplex styled homes. However, in recent years the proportion of attached homes being built across Australia has skyrocketed, so much so that close to half of the new dwellings currently under construction are attached. A paradigm shift or just an aberration?

The current escalation in attached home building – especially mid & high-rise apartments – represents a massive change in our housing form. Whilst there is a increasing demand for more compact housing, one must question the sustainability of the current attached product market share & building volumes. A 25% to 30% share of our home building market seems a more logical fit rather than the current 45% to 50% penetration

Table 1 shows that the proportion of attached dwellings – broken up into apartments & townhouses – has changed very slowly over time.
