When potential sellers ring an agency, they normally ask for a valuation on their property. Agents generally use the term of appraisal. Both terms is neither technically accurate as only registered valuers can legally provide a valuation or an appraisal. The reason for this is that a valuers determination of value can be relied in court. An agent in fact, can merely provide an opinion based on other sales in the area. The difference is crucial.
